After researching the complete recorded history of your property the title company will be able to confirm that your title is free of any encumbrances or restrictions by the closing date and all new encumbrances are included in the title. At the end of the transaction the title company furnishes the principals with a closing statement that summarizes all the financial transactions in progress. Upon closing both parties of the transaction will sign the document and then the title company will record it at the County Recorder’s Office. At closing you as the seller will then receive your proceeds, and the buyer will become the new owner of the property.
